施設の老朽化に伴い、新しい施設へ更新されるとしても、従来の空間のもつ魅力を継承すべきである。プサー・チャーの調査から明らかになった市場の空間構成は以下の４点にまとめることができる。

In Phsar Chas, shops are the space not only for business and sales but also for conversation, meal, sleep and play.
店舗は、業務・販売の場としてだけでなく、会話・食事・睡眠・遊びの場として機能している。
2. small scale space and flexibility of space organization
小規模空間を核としたフレキシブルな構成
The institution, Phsar Chas, is composed of small scale(ex. 1.5m x 1.5m) shops. It doesn't have large scale building, and it is just an accumulation of small scale shops.

3. Variety and individuality by self build and location of equipments
セルフビルドと物品配置による個別性・多様性の実現
Jewely shop spaces are composed of showcase arrangement. Sewing shop spaces are composed of sewing machine arrangement. Beauty parlor spaces are composed of beauty chair and mirror arrangement.
The given uniform spaces are flexibly regenerated by equipment arrangement without relying on a permanent equipment.
ショーケースを配置するだけで貴金属店を、ミシンを配置するのみで裁縫店を、美容椅子と鏡で美容院を形成するなど、与えられた均一なスペースを物品配置によって業務にあった空間にフレキシブルに作り替えている。
4. Lively use of passage 通路空間の活発な利用
The passage functions as not only passing but also a business and a life scene.
We can see many kinds of overflow such as chair, commodity, work vessel. The passage functions concretely as a place for work, looking after shop, conversation, play and rest.
通行のためだけでなく、業務、生活の場として通路が機能する。椅子、商品、作業備品といったあふれ出しが見られ、作業や店番、会話・遊び・休憩の場として機能する。
